Property owners list their homes on InvestOut. We vet owners and accept only homes we believe can adequately increase in value with the proper investment. Listing owners are encouraged to work with real estate agents throughout the process, in assessing the property and its possibilities and in selling the renovated home quickly and at its maximum value.
Investors review possible properties for investment, select the right one, and submit a proposal that includes quotes and details from contractors who will oversee and execute the renovation job. Terms are set about the scope of the work, the timeframe, the seller’s involvement, and other details.
The homeowners may receive multiple proposals for their property. They then carefully review these detailed proposals, normally with the help of their real estate agent, and settle on the best proposal. That proposal is then accepted through Invest Out, we draw up the contract between homeowner and investor, and work begins as outlined in the terms of the contract.
When work is completed, the house is put on the market to sell, normally listed with an agent. At closing, after paying fees to real estate agents and InvestOut, the seller and investor share the after-renovation profits. Normally this is split evenly, but the percentages will be negotiated in the contract, well ahead of the sale.
The process offers protections for the seller, who retains ownership of the home and process throughout the remodel and sale of their home.
